Preview. Bucky Housing is in development (version 0.6.0) and isn't on sale yet. This page covers what's built so far and will grow as it gets closer to release.
Overview
Bucky Housing is a government real estate system for QBCore. Housing is run by the San Andreas Land & Housing Authority, a government job paid from the Central Reserve. Licensed agents survey land, price it by the zone's circle rate and sell homes with a signed offer and a title deed.
| Feature | What it does |
|---|---|
| Land & Housing Authority | A government job (realestate) with five grades, a roster, a written test and interviews |
| Surveyed plots | Surveyors walk a plot's corners; the server works out the area and price |
| Circle rates | The government's land value per sq ft, set per GTA zone |
| Sales | Signed offers, title deeds and a public registry |
| Interiors | Shells and GTA interiors, each property in its own instance |
| Keys and doors | Up to 6 key holders, extra entrances and a doorbell |
| Furniture | A catalogue of pieces, design mode, orders and truck delivery |
| Garages and stashes | Property garages and a stash sized by interior tier |
| Closed-loop money | Land, construction, stamp duty and fees go to the Central Reserve |

Installation
- Put
bucky-housingin your resources. - Remove
qb-housesandqb-apartments. - Add it to
server.cfgafter its dependencies:
ensure oxmysql
ensure qb-core
ensure bucky-reserve # optional
ensure bucky-hud # optional
ensure bucky-housingDatabase tables (bh_*) are created automatically on first start. Circle rates are copied from Config.CircleRates into the database once; after that the database is the source.
The Authority
Bucky Housing defines the realestate job itself at startup, in memory only, so qb-core/shared/jobs.lua is never edited.
| Grade | Title | Base pay |
|---|---|---|
| 0 | Trainee Agent | $60 |
| 1 | Licensed Agent | $90 |
| 2 | Senior Agent | $120 |
| 3 | Developer | $150 |
| 4 | Director (boss) | $200 |
- Pay: base pay per paycheck, plus the margin the agent adds on each sale. With Bucky Reserve running, salaries are paid from the Reserve through its payroll; don't also list
realestatein Bucky Reserve'sConfig.GovernmentPayroll.Jobs. - The roster is the source of truth. With
enforceRoster, anyone given the job another way (/setjob, a boss menu) is set back. - Live servers: on first start, everyone who already has the job joins the roster at their current grade (
adoptExistingStaff). - Hiring: citizens apply at the office kiosk, read the handbook, take a timed written test and wait for a live interview with a Director. The first Director is appointed by an admin with
/restaff.
Pricing and money flow
A new home's price is built from the government cost plus the agent's margin:
| Part | Paid to |
|---|---|
| Land: area (sq ft) × the zone's circle rate | Central Reserve |
| Construction: built-up sq ft × the interior tier's rate | Central Reserve |
| Agent margin: 10–30 % on top of the government cost | The agent |
| Stamp duty: 3 % of the sale price | Central Reserve |
| Registration fee: $500 | Central Reserve |
Construction rates per sq ft: basic $80, standard $120, premium $180, luxury $260. Areas are always recomputed on the server from the surveyed corners; the client's numbers are never trusted.
Citizens can also buy a listing themselves from its door. The listing agent still gets the margin if they're online; otherwise it goes to the Reserve.
Properties
- One citizen can own up to 3 properties (
Config.Property.maxOwned). - Each property has up to 6 key holders and up to 3 extra entrances.
- Each property gets its own routing bucket, so interiors never collide.
- Plots are private: GTA's ambient pedestrians don't appear on listed or owned plots.
- Police can breach a door; it stays open until the owner locks it.
- A lost deed can be reissued for $250, paid to the Reserve.
- The office kiosk at the Arcadius Business Centre is public: anyone can browse listings, see their properties and verify a registry number.
