A government real estate system for QBCore servers. Licensed agents survey land, price it by the zone's circle rate and sell homes with a signed offer and a title deed. Owners furnish their homes with on-screen arrows, and ordered furniture arrives by truck. Land, taxes and fees go to the Central Reserve, and the agent keeps the margin.

The Authority tablet

A whole department in one tablet

On duty, agents run the Land & Housing Authority from /lha: listings, surveys and drafts, the land registry, sales, services and interior jobs. Directors also get the applicants, the staff roster, the circle rates and property tools.

Why a land authority

A housing market with rules

On most servers a house is a menu entry with a made-up price. The money disappears, furniture appears out of nowhere and anyone with the right menu is an estate agent. Bucky Housing runs property as a government service: prices are set by law, money goes somewhere you can see, and staff earn their licence.

Stage 1 · Survey

Walk the plot. The price follows.

A Senior Agent stands on empty land and marks its corners, on foot or with a survey drone. The HUD shows the area, the zone, its circle rate and the land value as each corner goes down. When the survey is finished, the server measures everything again.

  • 3 to 16 corners, marked in order around the plot with E. X takes the last one back and Enter finishes.
  • Drone survey: a free camera tethered to the agent, up to 140 m away and 120 m up. The agent stays on site.
  • Airspace box: the plot shows as a lit box. The mouse wheel sets its height from 3 to 80 m.
  • Measured on the server: 500 to 60,000 sqft, at most 150 m across, and every corner within 160 m of where the surveyor really is.
  • No overlaps, no restricted land: plots can't cross each other or sit in 11 restricted zones, including the airport, Fort Zancudo and Bolingbroke.
  • Zone witness: a second player's game confirms the zone. If the two disagree, the witness wins and the survey is flagged in the audit log.

Price a property the way the Authority does

This calculator uses the real config: 49 zone rates, 23 interiors and three garage sizes, with the same formula as the tablet. The server works the price out again when the buyer signs.

The draft wizard on the tablet turns a survey into a property. Every step saves as you go, and a property already on the market can be edited without taking it off.

Stage 3 · Sell

A signed offer, a registered deed

A Licensed Agent sends the offer from the tablet to a buyer standing next to them. The buyer reads the full breakdown on their own screen and has 120 seconds to sign. Citizens can also buy a listed home at its front door.

  • One step at a time on the server: the property is locked, the buyer charged, the Reserve paid, the margin paid, ownership moved and the deed issued. If a step fails, the buyer is refunded and the property unlocked.
  • Checked at signing: the offer carries a server token, expires, and is priced again from today's circle rate.
  • No self-dealing: an agent can't sell to themselves or to another character on the same Rockstar licence.
  • Buy at the door: a citizen can buy a listed home without an agent. The listing agent still earns the margin if they're online; if not, it goes to the Reserve.
  • For-sale blips for every player while a home is listed. Owners and key holders get their own private blip.
  • Up to 3 homes per citizen by default.

Stage 4 · Live

Doors, keys and a home panel

Every home is its own instance. Owners lock the door, answer the bell, hand out keys and open storage and the wardrobe from the home panel.

  • Locked by default. Unlocked, anyone may walk in.
  • Doorbell: the people inside see who rang and let them in from the panel within 60 seconds.
  • Up to 6 key holders, given to someone standing next to you and taken back at any time.
  • Storage and wardrobe: a stash sized by the interior's tier (30 to 60 slots) and your qb-clothing outfits.
  • Relog and restart safe: log out inside and you come back inside. When the resource stops, everyone is moved out, and /housingstuck frees a stuck player.
  • Private plots: GTA's street people don't wander onto listed or owned plots.
  • Extra entrances: Directors can add up to 3 more doors per house, such as a balcony or back door that leads to a spot inside.

Officers at grade 2 or above who carry a stormram can breach a door in 8 seconds. The breach is written to the audit log, and the door stays open until the owner locks it again.

Stage 5 · Park

Your own car, in your own garage

Agents can build a 2, 6 or 10-car GTA Online garage into a property. Owners drive up to the garage marker and press E: the car they arrived in is moved inside, dents and all.

  • Checked on the server: driver, plate, model and owner. Cars stay in player_vehicles, with the garage set to the property.
  • Drive out from the driver's seat inside. Fuel is kept through Bucky Fuel (or LegacyFuel) and keys through qb-vehiclekeys.
  • Key holders park too. When a key is taken back, their cars move to a public garage.
  • Mechanic bay, +$35,000: a damaged car left parked there is repaired in 60 seconds: engine, body, glass, doors and tyres.
  • A mechanic of your own: agents sell a mechanic service for a one-time commission of $10,000 to $20,000. The mechanic works from 06:30 to 21:00 game time, rides a scooter from the Land & Housing office, parks at the kerb or a spot you mark, and walks in to work on your car.
  • House bill: his wage of $25 a game day goes on the bill, paid from inside the house. After 7 unpaid days he stops working.

Stage 6 · Furnish

Inside a home, the home panel opens design mode. A free camera flies through the rooms, the catalogue sits on the left, and arrows drawn over the game (three.js) move and turn each piece. It needs no freecam or gizmo resource.

Model homes

An on-duty agent furnishes a listed property with a markup of up to 50 %. The furniture becomes part of the listing price and the buyer pays for it with the house. The markup reaches the agent when it sells.

Owner jobs

The agent offers work to an owner standing within 10 m. The owner signs, and a budget of $5,000 to $2,000,000 is held in escrow. The agent can't spend past it, and whatever is left goes back to the owner.

Contractors

An agent can hire anyone standing next to them for a fixed fee of $500 to $50,000, held in escrow from the agent's bank. The contractor can place pieces on that job only, and is paid when the agent signs the work off.

The work book becomes the invoice

Every piece placed on a job is written in the work book with its trade price, the client's price and who placed it. Pieces taken out again stay on the record, struck through. When the job ends, the book becomes the interior invoice, and on a model home it's noted on the deed.

Each home holds a set number of pieces by tier: 40 basic, 70 standard, 110 premium, 160 luxury. Storage and wardrobe pieces open the home's stash and outfits.

One admin command, /bhfurniture photos, flies every model to a studio above the sea and photographs it. The pictures are saved into the resource. Below are the real photos with the trade price, the most an agent can charge, and the shop price.

Stage 7 · Deliver

Ordered, packed and carried to your door

Owners can also furnish on their own. They plan the room in design mode at the shop price, place one order, and a delivery truck brings it. Nothing appears until the movers carry it in.

  1. Plan

    Planned pieces are see-through, can be walked through and only the owner sees them. Move them around as often as you like; nothing is paid yet.

    The total leaves the owner's bank into escrow: shop price, 5 % furniture tax and the delivery fee (free by default). One open order per home.

  3. Packed

    The Land & Housing office packs the order for 5 minutes. Until the truck leaves, the order can be cancelled for a full refund.

  4. On the way

    A box truck with a driver and a mover leaves the office and drives the real roads. Far away, the owner's map blip slides along the route. Near it, the truck is really there, and it only appears where nobody is looking.

  5. At your door

    The truck parks at the kerb of the road your front door faces. The driver and the mover each carry one box at a time to the doorstep, and every box set down is one piece that appears in your home.

    If you're at the house, the movers hand you the invoice. If not, it waits for you at home: press F7 when you get there. Then the empty truck drives back to the office.

The Authority

A government job with a roster

Real estate runs as the realestate job under the Central Reserve. Agents are public servants: a base salary from the Reserve every pay cycle, plus the margin on every sale they close. Creating a property pays nothing by itself.

  • No qb-core edits: the job is defined in memory at start with qb-core's AddJob/UpdateJob. qb-phone's services list and qb-clothing's outfits still recognise it.
  • The roster decides: a hire or promotion made with /setjob or a boss menu is set back. Someone who takes another job leaves the roster.
  • Paid once: salaries go through Bucky Reserve's payroll, and qb-core's copy stays at $0. Without Bucky Reserve, qb-core pays the grade salaries.
  • On duty only: the tablet opens with /lha while you're on duty.
  • First Director: an admin appoints them with /restaff. Directors can't change other Directors.

Hiring

Handbook, test, interview, licence

Citizens apply at the Land & Housing office kiosk. The path is the same for everyone, and every step is enforced on the server.

Step 1

Read the handbook

Nine sections: the Authority, pricing law, selling, surveying, deeds, homes and the police, services, conduct and hiring. Every number in it is read from your config.

Step 2

Sit the written test

20 questions drawn from a bank of 79, 15 minutes, 70 % to pass. Questions and choices are shuffled on the server, and the right answers never reach the player.

Step 3

Wait for an interview

A pass stays valid for 7 days. A Director calls you in with a message and a GPS mark to the office.

Step 4

Get your licence

The Director records the interview with you standing within 10 m. You start as a Trainee Agent with a licence card anyone can check.

Failing costs 4 hours. A failed test or interview means a 4-hour wait, stored on the server so a relog doesn't skip it. The result screen lists the handbook sections to read again, and a restart during a test voids it without a penalty.

The land registry

Papers anyone can verify

Every deed, licence and invoice is a registry record with a number like LHA-2026-000123. The item in a player's pocket only carries that number. The paper is drawn from the database, so an edited item shows nothing new.

  • Void when replaced: a new deed for the same property voids the old one, and the registry shows it as VOID.
  • Certified copies: a lost deed can be reissued at the kiosk for $250, paid to the Reserve.
  • Live licence standing: an agent's card shows active, suspended or not valid, and the registry accepts licence numbers such as RE-2026-00042.
  • Interior invoices: every piece placed, the furniture tax, and the order number for deliveries.
  • Verify anywhere: at the public office kiosk or on the Authority tablet.

Every dollar has an address

Every payment is a row in bh_ledger with who paid and who received. Government income is deposited into the Central Reserve through Bucky Reserve. Without Bucky Reserve it leaves the economy as a logged sink.

Under the hood

Built so the server has the last word

Bucky Housing was written from scratch for the Bucky ecosystem, against a list of the exploits housing scripts are known for.

The server decidesPrices, areas, positions, access and permissions are worked out on the server. A client never sends a price, and stash sizes come from the interior's tier.
Its own secure callsEvery call is type-checked and rate-limited, 10 a second per call and 40 a second per player, with staff, grade and duty checks.
Known exploits designed outClient-sent prices, key-granting bugs, entering without access, spawning any model, unprotected admin events, client-sized stashes and untracked money.
Only what's nearEntrances are kept in 128 m cells, and each player gets the 3 × 3 cells around their server-side position. Access lists never leave the server.
Shared state, no event stormsListings, mechanics and deliveries go out through GlobalState. Heavy work runs on timers, not every frame.
NPCs that behaveMechanics and trucks move on a server clock, drive real roads near players, keep to their own road level near highways and never teleport in view.
Restart and relog safeSales are atomic. Orders, jobs and mechanics resume after a restart, and players inside are put back or moved out.
TestedOver 600 automated checks run the server code against a fake FiveM, qb-core and MySQL, and the tests were mutation-checked.

Setup

Install it and tune it

Every rule lives in one commented config.lua, and the in-game handbook and exam read the same values, so players always see the numbers you set.

  1. Put bucky-housing in your resources and add ensure bucky-housing after qb-core, oxmysql and, if you use it, bucky-rbi.
  2. Start the server. Fifteen tables are created and kept up to date on their own. The job and the deed and licence items are registered in memory.
  3. Appoint your first Director: /restaff hire <id> 4.
  4. Photograph the catalogue once with /bhfurniture photos, and interiors with /bhinterior <key> then /bhinterior photo. Restart to show new photos.
  5. Walk each GTA interior with /bhinterior <key> and save a better spawn with /bhinterior save.
  6. Tune config.lua: rates, bands, grades, limits and timings.

Questions server owners ask

Does Bucky Housing need ox_lib or a target resource?

No. The only hard requirements are qb-core and oxmysql. Callbacks, the freecam, the placement arrows, prompts and zones are built in. Bucky HUD, qb-inventory, qb-clothing and the others are picked up when they're installed.

Does it work on FiveM for GTA V Enhanced?

It's built for both FiveM and FiveM for GTA V Enhanced. GTA interiors come from bob74_ipl. Shells work when their models are streamed for your build, and a shell that isn't installed is greyed out in the wizard.

Where does the money from a sale go?

Land, construction, stamp duty, the registration fee and furniture tax go to the Central Reserve through Bucky Reserve. The agent keeps their margin and markup. Without Bucky Reserve, government income leaves the economy as a logged sink. Every payment is in bh_ledger.

Can players furnish their own home?

Yes. Owners plan pieces in design mode at the shop price (trade plus 60 %), order them, and a delivery truck brings them. Hiring a licensed agent is cheaper, since agents can charge at most 50 % over trade.

Can an agent sell a house to themselves?

No. The server refuses a sale to the agent or to any character on the same Rockstar licence.

Do I have to edit qb-core?

No. The realestate job and the deed and licence items are added in memory when the resource starts, and qb-core's own files are never changed.

What happens to a sale or a delivery if the server restarts?

A sale is done in one server-side sequence: if any step fails, the buyer is refunded and the property unlocked. Furniture orders are stored in the database; after a restart a truck on the road sets off again and an unloading one finishes.

Can the police get into a house?

Officers at grade 2 or above with a stormram can breach a door. It takes 8 seconds, it's logged, and the door stays open until the owner locks it.

Which interiors are included?

13 GTA interiors through bob74_ipl: a budget studio, a city apartment, 8 hillside houses and 3 Eclipse Towers penthouses with 8 themes each. The config also has 10 free K4MB1 starter shells from qb-interior, which aren't bundled, and you can add any shell pack.

How do the furniture pictures work?

An admin runs /bhfurniture photos once. Every catalogue model is photographed in the game and the picture is saved into the resource, so the catalogue always matches the props on your server.

Does it support renting and apartment buildings?

Not yet. Both are on the roadmap, along with property tax, home loans through Bucky Reserve and player truckers for deliveries.

What you get

  • Survey the plot, price by law. Senior agents walk a plot corner by corner. Land is the area times the zone's circle rate, construction depends on the interior, and the agent adds 10 to 30 %.
  • A signed offer and a deed. The buyer reads every line on their own screen and has 120 seconds to sign. The sale runs as one server-side sequence and issues a title deed.
  • Furnish, order, deliver. Design mode with on-screen arrows and 178 pieces photographed in the game. Orders are packed and brought to the door by a delivery truck.
  • A government job. The Land & Housing Authority has five grades on payroll. Agents read a handbook, pass a written test and an interview before they get a licence.
